Stoneleigh B&B - Access Statement

Approach

· Stoneleigh B&B is signposted with brown and white tourist signs from the Penblewin Roundabout on the A478 to Cardigan.

Parking

· There is adequate space for parking outside the B&B (approximately 3-4 metres from the main entrance). There is also sufficient space directly outside the main entrance for use as a drop off point.
· The driveway and parking surface consists of paving bricks, it is even and has a slight incline.
· There is outside lighting available.

Approach to main entrance

· The paving surface leads all the way to the main entrance with two steps leading up to the main entrance area. The first step is approximately 90mm high and the second step is approximately 70mm high.
· Lighting is provided from the front of the building.
· There is a wooden bench available at the front of the B&B.

Main entrance

· The main entrance is easily identified and is contrasting to its surroundings.
· The main entrance door is a manual single leaf door with upper and lower glass viewing panels and a clear opening of 760mm wide.
· The door has a knob style handle positioned at 820mm high.
· There are two door bells to alert for assistance.
· The threshold is a total of 85mm high.

Internal layout

* Once inside, the B&B is level throughout. The main entrance leads directly into the hallway which consists of a square area leading to the lounge and dinning area and a long corridor leading to the bedrooms and two bathrooms. There are three bedrooms available, one double room, one double room with en-suite facilities and one twin room (details below).

Entrance Hall

· Manoeuvrability in the entrance hall is fair with seating available. All furniture in this area is free standing and could be moved if required.
· The corridor/hallway is 870mm wide at the narrowest point.
· Flooring consists of wood and is level and even throughout.
· Lighting is adequate.

Lounge/dining area

· Flooring is carpet and level throughout.
· Manoeuvrability is fair and all furniture is free standing.
· Lighting is adequate with additional lamps provided. Switches contrast well against the walls.
· Colour contrasting is fair.
· There is a 3 seater sofa, two arm chairs and dining chairs provided for seating. Chairs with firm back support and arms can also be provided.
· A TV and DVD player are provided on a stand. Both are remote control operated and teletext and sky facilities are available.
· The table is rectangular and has end pedestals. Chairs have firm back support but no arms, although this can be arranged.
· Table service is provided.

Twin bedroom

· There is a level transition into the room.
· The door is a single leaf door with a clear inward opening of 720mm wide.
· The handle is a knob style handle with a small twist action built in lock. The handle contrasts well against the door and is positioned at 990mm high.
· Flooring consists of wood and is level throughout.
· Colour contrasting is fair.
· Lighting is adequate with an additional bedside lamp provided.
· Most switches and sockets contrast well against the walls and the main light is controlled via pull cord (low) or switch (1380mm high).
· There are two single beds provided in this room. The beds are free standing, however space in this room is limited as all other furniture is fixed.
· There is a full length mirror available.
· There is a TV set into the wardrobes, it is positioned high but is remote control operated and has teletext facilities.
· There is a cordless kettle and tea/coffee making facilities available in this room.
· A chair with firm back support and arms is available.

Bathroom 1 (closest to the twin room)

· Transition into the bathroom is level.
· The door is a single leaf door with a clear inward opening of 720mm wide.
· The handle is a knob style handle with a small twist action built in lock. The handle contrasts well against the door and is positioned at 1000mm high.
· Flooring consists of tiles and is level throughout. There are bath mats and rugs.
· Colour contrasting is fair. Walls consist of patterned tiles.
· There is a full length mirror available.
· Lighting is adequate with additional lighting available over the sink.
· There are bath and shower facilities available. The shower is situated over the bath.
· The height of the bath is 530mm and there is a clear screen at the shower end. Taps are twist action with hot and cold clearly indicated.
· The shower is controlled by the same set of taps and has an adjustable head.
· There are no grab rails.
· The toilet seat is situated at 400mm high. The flush is lever action and contrasts well.
· The toilet roll and a bin are within easy reach of the toilet.
· The sink is a basin and pedestal at a height of 800mm and has twist action taps.
· The shaving socket is situated over the sink at 1740mm high.

Double bedroom

· There is a level transition into the room.
· The door is a single leaf door with a clear inward opening of 720mm wide.
· The handle is a knob style handle with a small twist action built in lock. The handle contrasts well against the door and is positioned at 850mm high.
· Flooring consists of carpet and is level throughout.
· Colour contrasting is fair.
· Lighting is adequate with two additional bedside lamps provided.
· Most switches and sockets contrast well against the walls, the main light is controlled via pull cord (low) or switch (1400mm high).
· There is one double bed provided in this room. The bed is free standing, however all other furniture is fitted.
· There is a TV set into the wardrobes, it is positioned high but is remote control operated and has teletext facilities.
· There is a cordless kettle and tea/coffee making facilities available in this room.
· A chair with firm back support and arms is available.
· Storage is available at a range of heights. Wardrobe handles are contrasting and easy to grip.

Bathroom 2 (closest to the double room)

· Transition into the bathroom is level.
· The door is a single leaf door with a clear inward opening of 720mm wide.
· The handle is a knob style handle with a small twist action built in lock. The handle contrasts well against the door and is positioned at 1000mm high.
· Flooring consists of tiles and is level throughout. Bath mats are available.
· Colour contrasting is fair. Walls consist of patterned tiles.
· Lighting is adequate with additional lighting available over the mirror. Lighting is controlled via a pull cord at 890mm.
· There are no bath facilities.
· There is a rounded threshold of approximately 30mm into the shower area.
· Shower controls are situated at 1240mm high, controls are twist action. There is an adjustable head.
· There are no grab rails.
· The toilet seat is situated at 410mm high and has a lever action flush.
· The toilet roll and a bin are within easy reach of the toilet.
· The sink is a basin and pedestal at a height of 770mm and has twist action taps.
· The shaving socket is situated on the wall over the mirror at 1850mm high.

Double bedroom with en-suite

· There is a level transition into the room.
· The door is a single leaf door with a clear inward opening of 720mm wide.
· The handle is a knob style handle with a small twist action built in lock. The handle contrasts well against the door and is positioned at 980mm high.
· Flooring consists of wood and is level throughout.
· Colour contrasting is fair.
· Lighting is adequate with two additional bedside lamps provided.
· Most switches and sockets contrast well against the walls, the main light is controlled via a switch (1370mm high).
· There is one double bed provided in this room at a height of 550mm.
· The bed is free standing, however all other furniture is fitted.
· There is a TV set into the wardrobes, it is positioned highly but is remote control operated and has teletext facilities.
· There is a kettle and tea/coffee making facilities available in this room.
· A chair with firm back support is available.
· Storage is available at a range of heights.

Double bedroom en-suite bathroom

· Transition into the bathroom is level.
· The door is a single leaf door with a clear outward opening of 560mm wide.
· The handle is a knob style handle with a bolt lock. The handle contrasts well against the door and is positioned at 870mm high.
· Flooring consists of tiles and is level throughout. Bath mats are present.
· Colour contrasting is fair. Walls consist of a marble effect.
· Lighting is adequate and is controlled via a pull cord at 910mm high.
· There are no bath facilities.
· There is a level transition into the shower.
· Shower controls are situated at 1240mm high; controls are lever and twist action. There is an adjustable head.
· There are no grab rails.
· The toilet seat is situated at 410mm high and has a push button flush.
· The toilet roll and a bin are within easy reach of the toilet.
· The sink is a basin and pedestal at a height of 880mm and has twist action taps.
· The shaving socket is situated in the bedroom at 1740mm high.

Outdoor area

· The outdoor area can be accessed via level access around the side of the building or through the back doors and via two steps. The door has a threshold of 80mm high and the two steps measure 170mm high and 30mm high.
· The area consists of a private level patio area encompassing the pool and BBQ area.
· The pool is 34' long by 17' wide and is 9' deep.
· The pool is accessed via metal ladder steps, there is no lifeguard available.

Other Information

· Owners live on site and are therefore happy to assist wherever possible.
· Assistance with luggage can be arranged.
· Fire alarms are audible, however if this is not suitable, alternative alerting and evacuation procedures can be discussed and agreed at the time of booking/checking in.
· Any reasonable requests for any additional equipment etc can be discussed / arranged at booking.
· Mobile phone networks are available.
